The UAE fit-out market continues to expand at pace, driven by commercial office demand, hospitality growth, retail evolution, and continued inward investment. As part of sustained growth and project awards, the business is now seeking a Commercial Manager to take ownership of Northern UAE projects from a commercial and contractual perspective.

Job Description:

The Commercial Manager will lead the commercial function across multiple live fit-out projects in Dubai and the Northern Emirates.

You will oversee full project lifecycle commercial management, reporting directly to senior leadership, and working closely with project directors, site teams, and clients. The role requires strong leadership capability, robust contractual awareness, and the ability to manage fast-paced interior fit-out programmes.

Projects will typically involve CAT A and CAT B fit-outs, refurbishment schemes, and high-specification workplace environments.

Job Responsibilities:

• Full commercial management of fit-out projects from pre-contract through to final account
• Preparation and management of budgets, cost plans, and cashflow forecasts
• Procurement and appointment of specialist subcontractors
• Management of monthly valuations and client applications
• Change management and variation control
• Negotiation and agreement of final accounts
• Contract administration under JCT, Design & Build, or equivalent forms
• Commercial reporting to senior management
• Leadership and mentoring of project-based commercial staff
• Risk identification and mitigation across live schemes

Qualifications & Experience:

• Degree in Quantity Surveying or Commercial Management
• 8–12+ years’ experience within commercial management, ideally within the fit-out sector
• Proven experience delivering CAT A and CAT B fit-out projects
• Strong background in lump sum and Design & Build contracts
• Experience managing multiple packages and subcontractor negotiations
• Demonstrated ability to lead commercial teams on fast-paced interior schemes
• Strong client-facing and negotiation skills
• Commercially astute with strong analytical and reporting capability
